SUMMARY:     Provides to individuals at the property at all times (listed in order of importance): safety, comfort, cleanliness and efficiency.

 

 Operates, maintains and repairs machinery, equipment, physical structures, and pipe and electrical systems in the office building and on the grounds.

 

Inspects, tests, adjusts, and balances heating, cooling, and ventilating systems in building.

 

Recommends measures to reduce or eliminate fire, safety, and environmental hazards.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following (other duties may be assigned):

 

Maintains building and grounds to secure a superior, class “A” image for the property.

 

Completes all Tenant service Requests within the time commitment made to tenant and with a minimum disruption.  Records on Tenant Service Requests form the date, time and person called, with new commitment date, if unable to complete the task.  Reports status of open Tenant Service Requests to property administrator at the end of each shift.

 

Cleans up job sites upon completion of job or before the end of each shift.  Sweeps mechanical rooms as needed to keep floors clear of dust and debris.

 

Inspects all projects to ensure work performed meets Amerimar and contract standards and that workers observe established safety rules and regulations for the type of work being performed.  Maintains complete, accurate and clean copies of all building drawings.

 

Verifies incoming and outgoing shipments.

 

Quality Problem Solving:  The size and scope of problem resolution in a timely, efficient, and cost-effective manner will determine the measure of performance evaluation in the following areas: 

                        All Tenant Service Requests

                        Equipment Repairs and Maintenance (scheduled & unscheduled)

                        Assigned Projects (budgeted & non-budgeted)

                        General Building Maintenance Repairs (scheduled & unscheduled)

                        Equipment Operation

                        Safety Issues (programs, procedures, and equipment related)

 

Action List:        Submit weekly action list of planned tasks at beginning of work shift each Monday.  Update of previous week’s list to be included.  Documentation of estimated labor hours per task and actual labor hours per task to be included.  Action lists to be self explanatory to any reader.  

 

Monthly Reviews:

 

Energy Accounting Program.  Submit items to Chief Engineer to reduce electrical cost without compromising tenant comfort, safety, or integrity of equipment. 

Submit to Chief Engineer by 5th of each month, engineering department and/or personal accomplishments for consideration to be included in Monthly Owner’s Report.  Examples for reference but not limited to the following:  safety, comfort, efficiency, projects, training.  

Submit a list by 5th of each month of safety suggestions to improve and/or correct issues regarding people, equipment, programs/procedures, and the building structure.  

Daily site visits to each construction job occurring at the property for the purpose of familiarization and verification of safety issues, programs, policies, and procedures.

                        Review entire job description and work to fulfill it.

                        

Complete budgeted projects on time: within budgeted price.

 

            Chief Engineer to approve all new contracts and PO’s prior to implementing projects.

 

 

NON-ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

 

Operate cutting torch or welding equipment to cut or join metal parts.

 

Connects power supply wires to machines and equipment. Connect cables and wires between machines and equipment.

 

Performs touch up painting of all walls, pipes and equipment.

 

Recommends plans for prevention of destruction by fire, wind, water, or other causes of damage.

 

Suggests changes in working conditions and use of equipment to increase efficiency of work crew and cost-effective use of energy, each while maintaining tenant response times, comfort and safety.

 

Suggests plans to motivate workers to achieve high levels of both morale and tenant service.

 

Assembles expense and capital budget data for Chief Engineer.  Keeps expenses and capital project costs within three percent of budget.

 

Have working knowledge of computer software and associated apps.

 

QUALIFICATION REQUIREMENTS:

 

Education and/or Experience

 

Mechanical abilities, good common sense, customer service oriented, work experience in a related or similar profession or any combination of the two. 

 

Language Skills

 

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, blueprints and procedure manuals. Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of the organization.

 

Mathematical Skills

 

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basis algebra and geometry.

 

Reasoning Ability

 

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.     

 

 

WORK ENVIRONMENT:

While performing the duties of this job, the employee frequently works near moving mechanical parts and is frequently exposed to toxic or caustic chemicals and vibration.  The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, extreme cold, and risk of electrical shock.  Heavy lifting is required occasionally.  The noise level in the work environment is usually high.
